In the past the market has failed to deliver the necessary design quality homes, yet our aim is for the industry in South Yorkshire to be recognised as a market leader in residential design quality.
Eighty five percent of homes built in the region are based on standard house plans by large volume builders or RSLs. It is anticipated that private house building organisations with lesser contributions coming from the social housing sector through RSL and maybe emerging community land trusts will be the key providers of houses in the future. As development activity is likely to become more risky in the short term through little understanding of revised regulations in planning and carbon reduction mandates the sector can either contract further – or seek new business models and partners.
Therefore, this toolkit seeks to establish something concrete in the virtual domain to demonstrate to developers operating in the sub region how the aspirations and design standards for housing can be achieved in a cost effective manner. This is realised by the production of a pattern book of house types in collaboration with proxy developers. The following information is made available: 6 house types, 18 elevation studies, floor plan showing optional layouts to meet HQI space standards, 3D publication, Code for Sustainable Homes Assessment, Cost Data and 5 specific test sites.
All house types meet the following requirements and specification:
